Rental Terms and Conditions


Here are some guidelines that we follow before we can proceed in the rental. Please read these guidelines as they are important to understand fully in order prevent problems or misinterpretations in the future.

Tenant / Lessee


Must have a valid ID and at least 18 years of age.
Must provide his/her complete name and address.
Use of property facilities like swimming pool is only allowed for the registered tenants.
Unregistered friends or guests of the tenant are not allowed to stay in the property or use the property’s facilities.
Tenant should not rent-out the property to others.


Payments


Rental should be aid every due date.
Tenant will pay for utilities like electricity, water, etc.
Payment on utilities should be made on time.
Owner will pay for association dues, real property taxes, building fees


Property


Should be used for residential, should not be used for any unlawful activity.
Must abide by building rules in case Pet or LPG is not allowed.
Cleaning of grease trap or air conditioner must be done every 6 months.
Any problems on appliances/fixtures must be reported within first month of stay for repair or replacement.
Tenant is the one in charge to replace lights and other items previously installed after 1 month stay.
No construction to be done on the property without permission from owner.
Owners are allowed to check the condition of the property on reasonable hours with prior notice.


Agreement


The property is to be rented as-is, inventory list will be provided.
No items to be added or removed with out prior agreed upon.
Tenants will be responsible for any injury of any persons in the property.
Tenant must inform intention to renew 1 month prior to end of current contract.
Upon move-out property must be surrendered the same way it was received;
latest utility bills must be paid all cable or internet installed by tenant must be terminated.
Security Deposit will be kept by the owner and will be returned to the tenant within 30 days after move out.
Deductions to the security deposit include, cleaning, payment for unpaid bills, repair of property, items lost or damaged.
Security Deposit will be forfeited if Tenant leaves the rent before end of stipulated date.
For cases of Acts of God, property is no longer fit to be used,
Owner will return unused rental payments except for security deposit.
In case of breach in contract or tenant can no longer pay for rental,
owner is will reposes the property and security deposit will be forfeited.
