All About Rentals
RENT PROCESS
POST
Property must be clean and ready for photoshoot. Property must be free from personal effects of the owner. It must show readiness for move in.
OCULAR
Clients will visit the property at their most convenient time to see if it fits their needs. The rental terms and conditions will be explained during the ocular.
NEGOTIATION
Requests from each party will be consulted to the other. Negotiation will continue until both parties agree on a rental term and condition.
ACCEPTANCE
Based on negotiations, both parties will accept a final condition on how they wish to proceed with the rental of the property.
RESERVATION
To show intent to rent the property, the client will provide a amount which will be part of the rental to reserve the property for a certain period of time.
RENTAL
Both parties will meet to sign the Contract of Lease. The client will provide the remaining amount of the rent including deposits and receive the keys.

LESSEE
Must have a valid Government IDs and must be at least 18 years old.
Only registered tenants are allowed to stay in the property and use the property’s facilities.
PAYMENT
The rent should be paid monthly without delay.
Utilities like water and electricity and others are commonly paid by Lessee.
Utilities must also be paid monthly without delay.
USE OF PROPERTY
The property is for residential use only and not to be used for any unlawful activity.
Lessee must abide by rules if Pets are not allowed or use of LPG is not allowed.
Cleaning of air conditioner, grease trap and the like must be done every 6 Months.
Lessee are the once solely responsible for any injury of any persons in the property.
CONSTRUCTION/REPAIRS
Any problem on appliances/furniture/fixtures must be reported within the first month
of stay for repair or replacement.
Lessee are the once in charge to replace the lights, toilet tanks, other items
previously installed during their stay.
No improvement/construction to be done on the property without the permission of the owner.
Owners are allowed to inspect the property on reasonable hours to check its condition.
RENEWAL/TERMINATION
Intention to renew must be informed to owner one month before the termination of the contract.
Upon move out, the tenant must surrender the property in the same way it was received.
The latest utility bills must be paid and presented and all cable or internet that was installed by tenant must be ended.
Security Deposit will be kept during the lease and will be returned within 30 days after the
termination of the rent.
Security Deposit will automatically be forfeited if the tenant leaves before the end of the contract.
