Below is a list of guide that can evaluate the value of the property before buying. Its important to know how a property is intended to be used so that it can serve its purpose. Do not get carried away and as much as possible have a lot of options to choose from to get the best price in the market.

RESELLABILITY

Are you an Investor? Do you think that this property will have a better value in the future? Can you afford to wait 5,10,15 years to re-sell the property? Do you have knowledge in the area where the property is located? Is it the best price in the Market?

RENTABILITY

Do you think that the area has a lot of opportunity to find clients? How about the quality of the clients; can they afford your rental price and pay consistently? How is the rental competition in the area? If you are the last to come in your price may be the highest in the market which could discourage clients from renting. There are more clients in smaller properties like studio and 1 bedrooms because they are cheaper; however clients in a 2-3 bedroom are less likely to default. When buying a 2-3 bedroom property it is highly recommended to buy a parking slot.

USEABILITY

Not all properties are for investment. Some properties serve a different purpose.
DORM: To be used for kids to stay near their school.
HOTEL: A temporary place to live in the city because your house is hours or a plane away.
TREATMENT: A place near a treatment center to stay during a treatment.
VACATION: A place to chill, unwind and relax with the family.
FAMILY HOUSE: A home to raise the family.
OFFICE HOME: For single people usually near the place of work.
WORKSHOP: Usually for artists, an area to master their craft.

SAFETY: Is it safe to walk at day and night? Is the area known for flooding or is it near a fault line? Is the area known for any drugs or gang related violence? Is the area known for having a lot of thieves or accidents? Is the area known for being a Red Light District and is not ideal to raise a child? Is the property sold by a reputable developer that can turn over safe properties?
SECURITY: Are the access points in the area guarded by Security? Is there a security guard at the entrance and roaming at night? Is there a police station nearby? Are there CCTV in the streets? Does the property have a private car sticker for access? Does the property have a privacy card for access to elevator?

CONVENIENCE

Check access to High Speed Internet, Electricity, Water, Cable, etc.
Check transportation accessibility to and from the property.
